its going to be more expensive because most materials aside from some concrete has to be shipped in.. It is great the a Japanese company bought the refinery12/2015 that shut down years back. That will bring the ST Croix economy back. Now would be thie time to buy there before everything goes way up.

St Croix is much more residential and less tourist, but the economy on ST Croix wiill come back with the Japanese purchase of the refinery that use to be HESS HAVENCA, If i spelled it right. Many left the island after the refinery shut down. But a Japanese company bought it Dec 2015. I wouuld say now is the time to buy atleast a long term rental. Prices will go up.l

I am wanting to figure out the same thing. Do you have to approach a broker who is willing to let you close your own deals under his brokerage, without conducting any other agent work than your own purchases? What is the cost for something like that?

Hopefully it isnt a real common name like Patel or Smith, that would make it harder.

LinkedIn ? other social media ?

International addresses are very different than domestic USA.

It may be more of a complete address than you think. You could google the name and address and maybe get a hit. You could send lnquiries to potential relatives, that may know how to make contact. Search every searchable county list, including case searches, probate, marriage,  divorce, civil traffic & what not for a match. You may glean more information to narrow things down. Last resort is to keep hounding the tax collector office.

Have you searched the county records for the name and address of the owner? You can send a letter to India, provided the address is correct. If you have a name you can search social media for relatives and perhaps the owner as well. I suppose that would be the first place to start. Be sure to know what the full tax bill is.

Brandon mentioned on a podcast that after a couple years, I think you can take it out of the program and you don't have to get another refinance on it.I also heard him say he sold a home to a girl who used USDA loan that took a few months. So, that made me wonder if you can choose a rural home not o their list as well?

I am wondering about USDA criteria as well for a relative. I believe it is zero down and you can have challenged credit and it can not be a Mobil home and the homes are rural. I am so seeing if you can pick a rural house not on their list and still get USDA loan on it?
