You would find land that the seller offers owner financing on. I have sold owner financed acre lots in the past and it is often easier and cheaper than banks , We just used a closing company and agreed to terms and it is no where near the cost of dealing with banks. It sounds like you have your eye on a particular property, You might want to investigate deed restrictions before you finalize a choice as they might not allow you to only store vehicles. You would not get owner financing on the one you got your eye on unless the seller is offering it. It can not hurt to ask.

I have a small amount to invest and want it to be near where I live.

I once bought 5acres for 10 k and it was a perfect rectangle with even frontage wider than depth. I had it resurveyed into 5-1 acre lots and sold them all for $7500 & $8000 each owner financed. I then bought a commercial lot for 17k and held onto it a few years then sold it for 55k owner financed..I never stepped foot on any of the land I just had to do paperwork. It was the easiest $ I ever made. I have since dealt with being homeowner and involuntary landlord on a few properties. I prefer land by far! It is a lot less work.
