What is JV? I am guessing Jacksonville?

What does a rehabber/investor partnership look like for those who find good deals but do not have enough funding?

I bought 5 acres for 10k in Clay County FL I had them resurveyed and divided into 5-1 acre lots and sold them all for$7500-8k each.1989-90 I then purchased a commercial acre for 17 k and held it a few years and then sold it for 55k owner financed. I am wanting to duplicate this type of thing myself. I can't seem to find dividable acreage in that same manner that is for sale near me I do not prefer subdivision lots because the equity max's out quickly.We are sitting on a commercia potential investment and living in it. We have 1 SFR sold owner financed and another rented out. But I do prefer land deals by far..due to all the rehab required in homes and dealing with tenant property

I sold a commercial lot owner financed through a realtor and she made her commission off of the down paymemt. 

I have sold other lots and a SFR owner financed but closed with a title company and without a realtor.

if you have this kind of time frame, You could offer free RE investing   classes to your tenant areas and later offer owner financed deals that work for both parties and perhaps more of them would get a grip on investing and not want to default. The last ditch effort.

Since you will be in the Orlando area, You could easily check out Cocoa beach and Cape Canaveral NASA areas...and also Universal parameters and the other big theme park parameters... It would not be too far to search Daytona Beach areas. The actor John Travolta had a home in an afflluent aviation fly in community there in Daytona.
