Chatree C. The assessors office can provide you with the property tax rate. Justin McClellan , actually in California, property is reassessed every time there is an ownership change. Chatree C. - if your property is in California you would take the property specific tax rate (found on the assessors site) and apply that to the market value of the property at the time of transfer.

@Fiona Humphrey, Welcome!  There is so much information here on BP from podcasts, to blog posts, and even books that you could research forever before jumping in.  Are you looking to invest locally?  Do you have any local real estate experts in your personal network? You'll get a lot of support here on BP but the best support will come from people you can meet in person and trust.

@Al Williamson has a good suggestion to add a profile photo...it helps others you are communicating with to know you are human. :)

Welcome to a great investing adventure Hoang Vu ! The podcasts are an easy way to begin learning. Depending on your area of interest there are some great books by J Scott and Brandon Turner that can be purchased on BP or Amazon as a supplement to reading in the forums. Keywords are an easy way to search and get notifications about new posts on your favorite topics. For example, you can save a keyword alerts for "Sacramento", "Citrus Heights", "flipping", "renovation + financing" or whatever you want. Finding local mentors and building a solid team of advisors will give you the confidence to get on the path to success sooner than later. Best of luck to you and have fun!

1. Why would the "dump" most of their inventory when rents are increasing?

2. I believe these companies are much more savvy than the big banks where...In addition to what @Joe Bertolino pointed out (they are selling to their tenants), they are too smart to list a large number of units in a short period and compete with themselves for buyers.  When and if they do need to sell off, they will first attempt to sell to their existing tenants, then trickle any remaining units on the market over an extended period.

The contractor will need to be approved by the lender (and thus, must be a licensed and bonded contractor, not the owner). After the purchase transaction is complete, the Homestyle loan creates an escrow holdback account and the contractor gets draws as work is completed.
