Skip two weeks ahead......
When I met the Lowes appliance guys at the house they were unable to complete hooking the ice maker up because the water line was too short to reach the fridge. However, they did show me how to do it myself. I was able to run to Ace find the parts I needed for five dollars.
That day my appliance guy repaired the dishwasher, hooked up the stove and also helped out with the ice maker hookup since I didn't have tools on me to finish off the job. In total, including the dishwasher part I paid him $175. He also pointed out that my garbage disposal and my dishwasher use the same single outlet which is controlled by a switch. That means that to run the dishwasher I would need to unplug the garbage disposal or vise versa!!!! Who sets things up like this?!?!
I contemplated pulling the garbage disposal out all together but my handyman said the most affordable fix would be for him to add another outlet for the dishwasher. The disposal looks like a new one so I went with this plan. I decided while he was there to have him repair the gate which is old and the difficult to open and close. He also noticed there was no shower curtain rod so I had him install a permanent one. Sometimes it's nice to have another set of eyes take a look at the property. And while some of these items I could do myself I'm okay paying him to do while he's there so I can spend the time with my family. For the three items he charged me $157 which included parts.
The grass I planted is coming in pretty well but did need a reseeding in some areas.

Day 7 - This was my last day to complete the house and my flight back to LA was at 6pm so there was no time to waste!! Luckily it was mostly just odds and ends that needed to be completed. There is an Ace Hardware down the street that has been amazing during the project! I'm not sure how they pack so much into such a small store but they always seem to have what I need. They are so incredibly nice and helpful that it makes me want to always go there versus the big box stores! In no way am I affiliated with them but if you are ever in Willoughby check out Burger's Ace Hardware. I had to pickup a new wireless doorbell which was super easy to install, a floor register and drain cleaner. I never realized there were so many different drain cleaners for different purposes!!! I was able to finish the house with the exception of hooking up the appliances. My appliance guy had still not received the part for the dishwasher so I decided to finish all of the appliances when I returned two weeks later.

@Meghan Reed It's funny that you ask that! The electrician came back that night to fix the issue, I let him in but had to leave him there. He said he would let me know the issue and bill me for fixing it. When I returned the next day the problem was repaired but I still have not heard a word from him and wasn't able to reach him. It's like he disappeared!

This is a post I meant to finish off weeks ago but here it is!!!!
The painting is complete! The whole house including woodwork was painted. I have painted all of my rentals in the same color (tip from my dad) which makes it more cost effective and easier for turnovers & touchups. It's pretty basic but shows more of the house.

@Jim Keller It sounds like you have a good agent on your side. I've heard about investing in mobile home parks but to be honest I've never thought about flipping one. That's very cool, it seems like I new outlet and much more affordable price point for California. I can't wait to hear more about it!

I recently bought and rehabbed a property for all cash (taken from a Heloc.) I would like to get a traditional mortgage so I can put that cash towards other deals. I would like to get back all that I put in but know typically one must wait one year to cash out more than paid.
My question is are there any banks that do this before one year of other ways to get the cash back out? Is a commercial loan possible if I bunch 2 or three properties together?
