Trenton Thomas, the Home Inspection Pro, does work in the Cincinnati area and has been great for all my rentals. Very detailed and timely reports at a reasonable price.

Dayton is a great market and there are plenty of investors to learn from and a few good attorneys also. Let us know what questions you have.

Daniel, have u identified what area of real estate u want to invest in? Everyone has a dog comfort level and some are riskier than others. It sounds like ur in a good spot to start investing. Most try "house hacking" and grow from there. U might also want to consider outside of CA due to price barrier to entry. Tell us more what ur plan is and maybe we can help.

CAP rates are virtually meaningless. Your COC ROI (cash on cash return on investment) is the true indicator for performance . Make sure the property cash flows too.

Hamilton has upside but it depends on the location & details of the property. 

I'm in the Biloxi area.  Wish I was closer.
