@Jacob Stokes Fire your realtor immediately and hire someone else. Make sure you get a release if u signed to buy with that agent. That agent sounds terrible. You need a good realtor you can trust that works for you! Cut bait and walk away from that realtor.

@Supada L. Turn key companies are notorious for skimping on remodeling. Don't ever buy anything for a turn key provider. U should immediately find a new property manager to take over and get real costs figured out. You will probably have to spend a bit of money the first year to fix all the cheap half *** turn key remodeling job. But STAY THE COURSE. Trim your personal expenses and try and build up a cushion of savings. Maybe you can do a refinance and have a real contractor do a small renovation to be able to get top rents. Roofstock is just another legal scam with a license to RIP you off.

@Alexandre Marques dos Santos Don't throw good money after bad. You might never get any money from your deadbeat tenants. In the Covid-19 environment, just be glad they left. I know people with tenants that can't be evicted when they haven't paid rent since March 2020! Use this lesson to screen your tenants better.

@Tiffany Roberts Steel entry doors still come with wood door frames. They can easily be kicked in just like wood doors. You can add a security strike plate to the existing door & frame with 4" screws that go into the studs which helps tremendously and is pretty cheap. Maybe add some wireless security cameras and charge to the tenant.

@Pride Davis Yes I have. I bought my 1st two duplexes with seller financing on contract and the 3rd duplex I bought this year with FHA 30 year fixed loan with 3.5% downpayment. I'm living in my 3rd duplex currently. With FHA, you have to live there for a year.

Get a job as a leasing agent. Learn what property management takes. Look for duplexes in your area. Get an FHA loan with 3.5% down, live in one side and have the other side pay for it.

@Jessica James If you were offering a great deal, you wouldn't have trouble finding a buyer. How much is your assignment fee? Maybe be less greedy and lower your fee? Just my thoughts. Most of the wholesalers in my area offer totally rediculous prices because they don't know the market. You have an advantage living and wholesaling in the same area. But you can't be trying the rape the end buyer either with a ridiculously high assignment fee.

@Joseph Grullon That wholesaler should be in prison for rape. If that's how he does business, I would never deal with him. You should walk away, then call a realtor. 99% of wholesalers are garbage, especially the ones in my area. Call a local realtor, and don't get scammed again. That $3000 loss is tough, but I guarantee you won't miss it in a couple years as long as you learn everything you can from that mistake. I would send that wholesaler a box full of dog poop!
