Hi Everyone - my LLC has a value add duplex under contract with great multi ADU potential near SDSU. We'll take this duplex to a 10-unit property in 18-24 months! Cash on cash return is 8.12%-12.95% and internal rate of return is13.86%-18.69% after refinancing as a stabilized 10-unit.
I've been investing in San Diego real estate for the last 6 years doing buy/holds, flips, development and syndication. I'm a CPA.

@Carson R Gill Everyone's opinion is different but I wouldn't sell. Leverage off the equity in your home and take advantage of low interest rates to invest in real estate and have your money work for you. Just make sure you have a great team in place (agent, contractor, etc.). Best of luck!

@Peter Eberhardt Your question is a personal preference. You can crush it in REI by investing in your backyard or out of state. There's no one way. I do agree with @Twana Rasoul that you should continue house hacking as owner occupied interest rates are extremely low. Obviously inventory is super low right now so deals are harder to come by. Properties with ADU opportunity here in San Diego are a great and creative approach to generate better returns. I'm getting double digit cash on cash returns for the last property I did with ADU potential. Good luck man.
