If you sell and pocket $350k and reinvest with a ROI of 7%, your annual return is $2k/mo which certainly beats your current $750/mo cash flow. If you enjoy real estate, you can partner with local investors to put your money to work.

But, if your goal isn’t to invest heavily in real estate, this is a great property to use as a long term investment and reap the benefits of real estate.

I'm going to invest out of state starting next year. In the meantime, I'll be researching and talking with other investors about various markets. If you happen to make a trip to San Diego, first round of drinks are on me!

@Mariah Sanchez There's an local REIA meeting tomorrow (Tuesday 8/21) in Vista. The topic is out of state investing. Google NSDREIA for information. I'd recommend going to this to talk to other investors and learning more about real estate investing. Hope this helps!

@Mark Doty welcome to BP! That's some good experience all around. I would drill down on your criteria and get really clear where you want your time, money and energy to go towards. San Diego still presents opportunity, deals are just harder to come by. I see/hear locals investing out of state since San Diego is expensive which I understand and certainly agree. @Jacob M. I agree with @Tim G. about ADU's. There's still opportunity in San Diego in the MF space, you just have to think creatively about adding value to the property. Hot housing market means hot landlord's market (although note of the rent control possibility coming to light in San Diego). Feel free to PM me with questions.

@Julie Summons Welcome to BP and great goals! I agree with @Cody L. that San Diego isn't the obvious market for buy and hold cash flowing properties. The hot housing market has created more of a challenge to find properties but it can still be done. On the bright side, San Diego is a landlord's market to command high rents and interest rates are still historically very low so buying a 2-4 multi family property and using the BRRR is a great option.
