@Ernest Alexander I assume if you're buying an 18 pack the. You're paying cash. What value are you trying to determine; comparable sales value or cap rate? I can assist with cap rate. However, comparable sale is typically not what we look at when underwriting income producing properties. Value is determined by the ROI each property produces. I'm willing to dig into Refis with you. PM me.

@Brian Crowe I have had a lot of experience with this. One of my buyers had to pay a $14k bill that was not discovered until after closing. Another client had to pay $8k because the pipes burst in a vacant home and the water just ran. In both cases even with significant push back the owners had to pay the bill. The municipality has total control!

@Tatyana Baytler have you checked with the local Building Department? The ordinances will include parameters on what can or can’t be done. However, if the crawl can be turned into living space, that may be the way to go. A buddy of mine just finished one like this in Georgia. It created another stream of income for the owner.

@Mike Muniz Getting licensed in the market(s) you wish to invest is not as important as developing relationships there. Reciprocate if you can but if you can’t don’t let it stop you. Start to network and cultivate relationships with your “new” team. There is no substitute for reliable boots on the ground!

@Raymond Hill I’m a native Detroiter and I am very active in the market. The lease option strategy that you mentioned could be effective if implemented properly. I’d be interested in hearing how your friend plans to approach it.

@William Burnson Disclose. Disclose. Disclose. You can still Wholesale just make sure both the seller and your end buyer knows you’re a Transaction Coordinator and not their agent.
