Is it possible to setup an automatic transaction each month from the tenant's checking account into my account for rent collection? I imagine that the tenant's bank needs a voided check from me in order to start the transactions? Anybody do this?
I see it as a convienance for both tenant and landlord.

Often at times when I am doing yard work at my properties people think I am just the landscaper. They often do not believe me when I tell them I am the owner.
I am out looking to learn more and help others.
How did you manage to buy $1M at age 26? Quite remarkable.

Im jealous for the ones that started in their teens, lots of knowledge to soak up that early. I'm 24 and just started a few months ago.

I am open to the idea since I am owner occupying a duplex and I myself will be having a vegetable garden in the back yard. Any pitfalls I should be aware of?

I have a lead that wants to rent from me in mid February but my unit is 100% ready now. How do you experienced ones handle this? Just get their app and tell them if nothing comes up before mid February then the unit is theirs? Thanks!

Disclaimer: I am not racist, but my dad may be.
I am marketing my first rental and have had a few calls. My dad advises me not to rent to colored people because he says the property value will drop, it will alienate the neighbors, homeboys will take over the property, etc.
This really makes my blood boil because he has never been a landlord and his advice seems highly unprofessional. My dad and others have been very helpful in fixing the place up and I think they just want to give me their honest advice, but I can't take it.
Here's how I see it. I treat all prospects the same, gather application info, and screen them based off legal criteria. If they make it, I rent to them and collect the rent. Simple right?
I know some have been in my shoes, and I need to hear from you. Thanks.
