Hey BP, I am talking to a portfolio lender to hep get my 2nd deal financed. Can you guys help me translate this info that he sent me??: 10% down Interest Rate: 3.925% Origination Fee: 0.25% 5/1 ARM 30 year amortization 2.50% margin over the LIBOR 1 Year rate 2/6 Caps

@Jahnae Allen Thank you.  So how do I structure the deal with Hard Money Lender if I am using this as a buy and hold rental?  Refinance after a year and pay them back?  Or make payments directly to them?  Thanks.

Hey Guys,

So I am closing on my first rental property this Wednesday. I used FHA (3.5%) down and will be cash flowing around $550/month. Very happy with my first purchase. So my question is, I have found another rental I want to purchase as soon as I close on this current deal, it's a Duplex, but how do I get the financing for it? I spoke to my lender that helped me with my first purchase and he said "With the way lending works I probably won't be able to purchase my next place for another 4-6 months." I know there has to be a way around this. I have enough cash to purchase this next property even with (10-20% down). What are my next options? Use a different lender?

Hey Guys,

Just collecting data and really trying to decide on what/how I want to conduct my real estate investing business. Buy and hold? Flip? BRRRR?

So my question of the day is, how do you find the right contractor to perform any rehab that you have planned?  Do you let them do the planning or do you set the plan and they just conduct the work?

Hey Guys,

So my girlfriend and I were walking the dog (I was actually "walking for dollars", she doesn't know that though) and I found a vacant looking single family home in a great neighborhood.  I looked it up on the MRIS and it is vacant.  Now what?  How do I find out who the owner is?  I would love to jump on this great deal, so any help is appreciated.
