@Velle So I am an investor and Realtor here in Windsor, and I could recommend a couple of good property management companies to you! From my experience with my out-of-town investor clients, hiring a property management company is a good way to go. It is easy to loose sight of details otherwise.

Hi Jacob!

I invest in Windsor as well, and I am a Realtor working primarily with investors here in Windsor. 

Windsor is great for both single family and multi-family buy and holds. Great rental market here, with a very low vacancy rate as @Aditya Soma mentioned. Still so much upside potential for this market.
I will keep this short, as I would be echoing what Aditya and @Matt Andrews have already said.

Welcome to BP!

I am an investor in Windsor myself so I can give you an idea of how the market is. Eric made a comment about Windsor being the Detroit of Canada, but visiting or living here you will find that is not the case! Appreciation from March 2017 over March 2016 was over 16%, and the vacancy rate is less than 3%. The city, although it suffered during the recession, has picked back up nicely and is becoming more and more vibrant. The news of the investments in Ford will also mean good things for Windosr! It is also a very safe city - the neighbouring town of Amherstburg was actually rated the safest town in Canada! Windsor is a great place to invest for cashflow, as you can find a good duplex for under $150,000.


I invest in small multi-families in Windsor, and I have quite a few clients from Toronto who invest in small-multis, single families, and a few in larger buildings.

Welcome to bigger pockets!

Personally, I invest in my city- Windsor, ON. However I have quite a few clients who invest remotely in Windsor! 

I would be happy to talk more about the market in Windsor and local property management companies. 

A good tool for out of town investors is having a portal set up that will screen out properties that meet your criteria and email them to you as soon as they hit the market. A nice time saving tool since you don't have to spend time sifting through everything on the market!

@Errol P. I am sorry I didn't see your request for recommendations before! Do you still need some recommendations? For a home inspector, I like to use Martin Gecelovsky from First Class Home Inspection. I find he is very thorough and will take the time to explain everything to you. I also have a contact for a good property manager, let me know if you'd like it.

Yes things are definitely picking up in Windsor. We took a hit with the closure of some auto plants in 2008/2009, but things have turned around since and prices are higher now than they were before the recession. What Rhonda said about the University & College population is a great point. The University of Windsor's international student population has also been growing significantly. 
The auto industry is still a large employer for Windsor, and if Chrysler were to close it would be a huge hit for the city. But It does seem like since Windsor is not as heavily reliant on the auto jobs as it used to be. 
There are also plans to open a new hospital that will employ many more people. 
There has been a lot of investment in infrastructure the past several years- new major roadways being built and areas of the city being revitalized. 
Downtown is turning around as well- the past several years there have been a lot of vacant storefronts downtown. Now there are many new businesses that have moved into the downtown area, and there is a new University of Windsor campus division downtown as well. 
The Windsor market has been quite hot over the last year especially.. appreciation was over 14% in 2016, and in some neighbourhoods the average sale price to asking price ratio in 2016 was 105%.
