@Fulton Abraham Sanchez where might I find one of these 20 CPA firms you mention?

@Tanh Truong Thank you for your feedback! I'll keep looking for a rental possibility as I don't want to flip right now. For my area, this doesn't seem like a good idea. The lack of rental properties is the biggest need here. Do you have any ideas for me in the rental arena? What experience do you have purchasing properties that need very little rehab to get them ready for rentals?

Thank you for explaining how to use the forum. As I mentioned before, I am really new at using the BP tools and benefits so I appreciate all the help. You are right that this might be a better flip. The one thing holding it back for this area is the 2 bedroom instead of 3. There isn't any room to make a 3rd BR so I'll have to revisit some of the other SFH I've walked.

Thank you so much for your feedback! I had someone who flips houses helping me with some of the numbers and we weren't sure exactly which % numbers to use. Also, I wasn't sure that I was entering the information correctly. The purchase price is $90k the ARV is $175K and we only need to do about $10-15k in updates to bring it up to date, since there aren't any repairs to make. Do you think I entered everything correctly?
