@Michael Peters depends on the state you are living in...in Oregon, although hoarding is a mental illness, they still have to abide by the lease. In our leases there is a section dedicated to the living condition of the home...they can't keep trash, etc. in the home as it can cause rodent infestations. Also in Oregon you have to give 14 days to cure or 30 days to vacate. From experience, I have found that it really depends on the tenant what will happen after that notice. Some get it done, some choose to leave willingly and some will put up a fight...you just never know these days. Make sure you take pictures, lots of notes and document everything you possibly can.

My biggest struggle is that I am OCD about timelines and communication....dealing with lenders, escrow officers, other brokers and sometimes clients that ignore timelines and communications brings me a lot of daily frustration. I am still learning to overcome this, but I have found that letting them think they are the "hero" of the deal seems to get me what I need and leaves everything a bit calmer.

@Tony Spears I think it is all about what is in your contract. For our property owners we collect rent the 1st-5th and they are paid by the 15th. Most of the time I have their checks in the mail as soon as the rents clear the bank.

@Lana LeMay I think this all depends on the state you are located in and what is in your lease agreement. In Oregon for example you can withhold money from a deposit for damages but they do need to be itemized and listed out with actual costs.

@Jess Carr when you are represented by the Seller's Broker it becomes a Dual Agency where they have to look out for the best interest of both clients while maintaining confidence for each side. If the broker is experienced and you feel comfortable they can do this then you would be fine. If you are not sure then I would recommend having your own broker.

From my understanding it means that the taxes got behind and the county sold the parcel.

Jordan,

I am not too familiar with tenant/landlord laws in WI but in Oregon you would have to seek permission to come to the property to do that, 24 hour notice each time. Personally, I think that it would be easier for all involved to state in the lease that landscaping is included and hire a company to do the work that would be on a normal weekly or bi-weekly schedule. If their schedule needed to change it would be a simple notice to the tenant about the new day.
