You may be able to google a state specific form. Is it for a broker who is not a member of the same MLS as you?

Personally, I don't think that you can have too much information to make your decision on. The more ammo you have and more bids you get the more you will know. I don't personally see the harm in getting 3 bids. Each contractor may find different things they may suggest you fix or may each find different problems. It's kinda like inspectors, you could have 3 different inspectors inspect the same property and each would find something different that the others didn't.

@Angel Lee you would want to do your professional inspection of course, you'd want all rent rolls, leases, maintenance records, anything pertaining to the building including permits for improvements etc.

@Dan Naumowicz I have never heard of this and I would feel the same way about releasing that information. I know laws are different in California so I would recommend contacting your attorney for a quick chat.

@Jeff Stansberry I have heard many, including our CPA say that you have the most protection as an SCorp. This article may help you make your choice. From my understanding a trust doesn't protect your personal assets.

Susan, maybe I am misunderstanding - are you occupying the property or your daughter? If it is is just your daughter I don't think that the owner occupy rules apply. You may want to check with an attorney as a discrimination claim could be detrimental to your investment.

It definitely depends on what state you are in. A seller backing out of a contract in Oregon can carry some heavy consequences for the seller. I wish I had sound advice for you, these are tough situations, do you want to be the bad guy and force the guy to sell? You do have grounds in a court here in Oregon. Best of luck to you!

@Cory Lucas I own a real estate brokerage so I help investors a lot. I’d make sure you have you inspection contingency in there, an extended due diligence period that extends until the tenant vacates, that way you can have you inspection after they leave in case there are additional damages. And I always recommend a final walk through contingency after repairs.

As for your prior posts with no responses, that’s such a bummer. Personally I go to the unanswered posts first to see if there is anyone I can help out who may not be getting answers. 😀

@Brandon Blankman I completely understand. If you got the tenant quickly and they are unable to wait maybe it will work out that you will get an even better tenant when the time comes. Sounds like old tenant really is trying and the sale falling through is a bummer for them. I hope it all works out.

@Emma Warwinsky oh this post made me giggle. You are too sweet to be worrying about this topic! As a broker and an owner of a brokerage I see it all! I have worked with my best friends and literally seen 23 properties in one day - they were quick lookers and I love them dearly or else I would have been a little grumpy about it! If you have an agent that is annoyed with showing you homes then I think it would be time for a new agent. It is our JOB to get you into as many homes as you want to see as often as you want to see them. If you want to make things easier on your agent make sure that you have a solid list of what you are looking for, questions you would want answered, must haves, no gos, etc. The more homework your agent can do before seeing a home the better. I work with a lot of investors and many of them have lists that I keep in their file. I reference them often and I try to make sure that every property they have interest in I have the answers to those questions. 

If you are only seeing 2-5 properties a weekend I don't think you will be a bother to any agent ever! Make sure you have your financing in order - that is my only pet peeve - doing tons of work to find out a client can't get approved for anything.
