@Zeeshan S. I would absolutely LOVE to use texting, but I thought it was illegal? Or at least a gray area of legality? If I am misunderstood about that, then I would absolutely incorporate SMS into our strategy. And yes, I would greatly appreciate any insights into how combining the two can boost our lead generation. @Mitch Messer All good points. The two companies I have interviewed gave me an average number of leads that they pull in per hour and per week. That is simply a lead, which doesn't necessarily mean it will become a closed deal. I chose cold-calling because we are in the middle of a battle with Google to get our website back up, and in the meantime, we are assessing the best way to reach motivated sellers. If we are going to have any calling done for our business, I'd rather outsource that so that we can spend our time finding properties in other ways. I'm on the fence about mailers, but I know a lot of people have success with them. May I ask, what is your preferred method of getting leads?

The company I am considering states it would call for 4 hours per day, 20 hours per week, and generates an average of 6 leads per week. I have never cold-called before, so unsure if I should do it myself or go straight to hiring someone out. Looking for the pros and cons of both. Thanks!

My husband and I have been flipping for a few years now. Up until this point, we have only done full rehabs, but I am very interested in other strategies, such as wholetailing. How do you assess the ARV of a property when you are doing minimal work to get it back on the market? I assume a wholetailed property won't comp as much as a fully rehabbed house. How do you estimate ARVs for a wholetail?

@Stephen Morales I am learning more and more that wholetail is a good strategy to use. To date, we have only rehabbed properties "to the nines", but I feel that by doing this, we are missing out on a lot of opportunities where the numbers wouldn't work for a full rehab, but could work as a wholetail. We will just need a better understanding of the ARVs when you don't do the full rehab. This is such good info - thank you!

@Stephen Morales agreed! We've been flipping for a few years now, and for the most part, it has been profitable for us, but you definitely need a good spread because so much can stand between you and your profit margin. We are ready to move into wholesaling !

@Drago Stanimirovic thank you!! We are just starting to get into wholesaling after flipping for the last 3 years. It's good to get feedback that wholesaling is less stressful, but are a bit overwhelmed on where to start! But I'll be creating a separate post about that. 😁
