Hi Brad. I read Rich Dad, Poor Dad as well and it was definitely the hook that got me started in learning about Real Estate Investing.

Just reiterating what everyone else has been suggesting, but definitely try out the free online version of Cash Flow 101. I play at least once every few weeks, and I still learn something new each time. I found that I learned the concepts best by playing against myself, then working up to playing against computer players.

You can even play against other live players, but I haven't reached that point yet.

I hope you enjoy it as much as I have!

Thank you for the responses and advice everyone. I'll definitely do my research on FHA loans and see which is the best route to take.

BP couldn't have come into my life at a better time. I'll def be asking a few questions here and there and reading up on the blog posts.

Hello there! My name is Casey and I am definitely a newbie to real estate investing. I first became interested after reading Rich Dad, Poor Dad by Robert Kiyosaki. I'm learning a ton from Bigger Pockets and other resources as well, and I'm really excited to get started.

Here's a question for those who have been investing for a while, and I suppose for those who are just getting started too. I plan on investing in a duplex first and using it as an owner occupancy. Would it be wise to purchase it using an FHA loan if I don't have the 20% to put down? If anyone has purchased a property using an FHA loan, what are some pro's and con's that you have encountered?

Also, I plan on using a property management company. Would it be wise to let my tenants know that my partner and I are not only their neighbors, but actually their landlord as well?

Any advice would be much appreciated!
