Calvin, I agree 100%.  I attempted to work with the franchisor back in the day, and simply said, not our problem, that's between you and the franchisee.  I would think it would be their problem from a branding perspective.  I'm done with property management companies as a whole.  I will do it myself, with software out there and Ai, it's not a hard trek any longer.  I'm not sure, why it is so hard for Property Management companies to simply do the right thing.

Hello BiggerPockets Community,

I’m reaching out again to update and reaffirm my previous warnings about a property management company in Indianapolis: Real Property Management Indianapolis Edge (RPM Indy Edge). For those who may not have seen my earlier posts, I strongly advise caution if you are considering using their services.

Key Issues Reiterated:

  • Persistent Poor Communication: My attempts to communicate with RPM Indy Edge, especially with individuals like Angelique Garzone, have continually been met with silence. This includes crucial communication failures affecting both myself and my tenants.
  • Financial Mismanagement and Deception: The company has made questionable claims about retaining a $500 deposit for alleged early contract termination. Moreover, they have consistently failed to transfer the tenant's security deposit as required by law.
  • Misleading Operational Status: Despite their Google Business profile stating "permanently closed" as of 10/29/2024, they are still claiming to operate. This misinformation has led to considerable operational difficulties and suggests a lack of transparency.

BBB Profile Highlight: For those looking into RPM Indy Edge, their Better Business Bureau profile reflects a concerning score that should be reviewed. It underscores many of the operational and ethical challenges I've experienced.

Additional Context: Given the ongoing nature of these problems and the serious impact they have had on my ability to manage my property effectively, I felt compelled to raise this issue once again. I have taken steps to report RPM Indy Edge to various regulatory bodies including the local consumer affairs office and the Indiana Real Estate Commission.

Final Words: I urge anyone in or around Indianapolis to consider other more reliable property management options. If you've had similar experiences or can recommend trustworthy alternatives, please share them here. Your advice could greatly assist others in our community.

Thank you for your attention and for allowing me to share these updates. Let’s help each other stay informed and avoid potential pitfalls in our real estate endeavors.

Hello BiggerPockets Community,

As a property owner in Indianapolis, I am encountering significant challenges with my current property management company. These issues include severe communication problems, unauthorized actions like lease renewals without my consent, and difficulties in accessing complete financial records.

I would like to speak with a real estate attorney who has experience handling disputes with property management companies. I need legal advice on how to address these issues effectively.

If anyone can recommend an attorney experienced in this field, or if you have navigated similar situations and can share your insights, your help would be greatly appreciated. Thank you!

Hello, BiggerPockets community,

I own a property in Indianapolis and have been using Real Property Management Indianapolis (RPM Indy) for property management. My experience has been frustrating, particularly with their lack of communication. Despite multiple attempts to contact them via email and phone without success, my concerns have grown. The owner portal is limited; I can download my 1099 but not view detailed expenses.

A significant issue arose recently when I explicitly documented a request for them to consult me before any tenant lease renewals. Unfortunately, they renewed a lease without involving me or informing me, which has added to my concerns.

I am reaching out to see if anyone has faced similar issues with RPM Indy or if you have suggestions on how to address this lack of communication.

This is a franchise and I reached out to the home company in the past and was told it was a franchisee issue and not theirs.

Based on my research, it seems this company is owned by Larry Anderson.
