Met with one contractor the is actually being a high school friend, but we haven't seen each other for years. He works on expensive high end homes and gave me an estimate of 20k to make it look really nice. However, the point of him coming to look at the house was to give me a some ideas and an estimate. He told me he was booked over the winter and would just help out with an estimate, but once he figured how serious I was then he wanted to get involved..

The second contractor who came to look at the house will be giving me an estimate by the end of the week

I'm meeting with a 3rd contractor today. In the meantime, I've been playing with what I learned and digested and researched.

Any suggestions or I'm I too high? Too high or too low? Any particular category that is too high or low?

3 Bedroom single family 1,058 sqft

Hello BP's. I have a deal in progress and I will be flipping a house in an area where home goes for about 75 - 89k some even a little more, looking at the comparable's. I have an estimate sheet and this is my first flip. I have to give the appraiser my estimate, but I want to hear other folks opinions on my numbers. I know there are a lot of other factors, but I just want to hear folks' input. I provided the estimate that I came up with and pictures.

How much do you pay for title searches? I just don't want to dish out 130 for every property I see. I tried doing my own title search before I paid and I did pretty good, but I missed the estimated mortgage left. The funny thing is the Zillow estimate of the foreclosed amount was right on the dime.

Your steps that you go through I pretty much did the same thing in my first and only experience last month. I want to go to the sheriff sale with 3-4 properties in mind, so just in case one is postponed or I get out bid I have a better chance...at least that is what I'm thinking. The one I went last month downtown it seems only a couple of people got to actually bid on the property. The folks representing the banks were snatching the properties back up.

@Julie Hicks I'm on the search for a mentor at the moment. Trying to put the energy out there by meeting folks on bigger pockets and continuing to ask question consistently. I know there is someone out there that loves what they do and don't mind becoming a good friend and sharing.
