@Ruth Bayang Thank you! I actually talked to her about how beneficial it would be for us being that we love to travel. We would like to eventually move out the country with our kids for a year experience and comes back. I told her we can't do that without create some passive income. We spoke about what she can do to support. I think after I asked her that question it came to me that she just wanted to be involved in some way. As for my Aunt and Uncle I'm the greatest listener and almost never give them what I would do differently out of respect. I guess I can't talk yet until I make a move.
BTW: Love you work on your site
@Brent Coombs I will intake your advice and digest it. When I analyse some deals I over due the cost, calculating the holding periods and any other cost evolved because of the fear of making a mistake. I know I'll go through a lot of obstacles but like Robert T. Kiyosaki said "Something wrong if nothing goes wrong"

Guys I keep learning and learning and digesting information so I can get going on my first flip. At this current moment I'm looking for deals and getting my funding sources in order. I feel and want to pull the trigger when the time comes and I'm really excited.
One thing that is kind of like a cough is family telling you what you should do. I'm I the only one with this problem? I consider myself a pretty independent person and make decision's on my own, but my family wants to be all into what is going on. I have a Aunt and Uncle that flip and rent houses but the way they do it I disagree with. I understand everyone has there way of doing things. I want to put out clean and quality work that represents me as a brand. I just don't want to buy a flip, throw down some carpet, paint the walls and glue some things together. I want to do things right.
Also, I'm having a little trouble getting my significant other being just as excited as me about this journey. I would like to have full support on the home front. Just needs some encouragement BP!

Hello Pittsburgh family!
I just earned my real Estate license months ago and I'm eager to get out and make something happen. I think I have crammed every motivational book, Flip books, and investments book that I could possibly go through. Of course I will continue to self study always.
What I'm looking for is a long term investment partner to provide funding for the cost of flipping/rehabbing the home. My ideal flip is to provide quality results not your regular quick flip, lay down carpet, patch holes and paint walls. I want to build a brand that shines.
Please, if you out there shoot me any questions or concerns. If you want to go for lunch so we can connect I'm fine with that also.

Offer owner amount owed plus extra before sheriff sale date? Can i do this?Assuming from my question they don't plan on getting the property back. Say a person owes 10k on their mortgage and a few 1000's in taxes what if I offered them a higher amount? Ususally I can get where they are currently staying from when they were served if they moved.

Quick question guys...I see a property i'm interested in at the sheriff sale. On Zillow it says a unpaid balance on zillow for 9k. When I get a title search done will they tell me the exact balance owed on the property?

@Steve Babiak thanks now I understand. Will they let you know before the bidding process what the mortgage balance is owed?
What I meant by the 3 Y's.
You see where Svs, 3129 and OK are checked? That means this property will for sure be at the next sale. If all Y's are not in these areas the property will not be on auction on the scheduled date.
