I've seen a few potential good deals around. I thought it was an interesting thought.

I like the second idea that you said. Could be interesting. I could definitely see how this could be a big trap if I'm not careful though.

I've been playing with the idea of House Hacking in South Florida. Haven't really delved into the subject of house hacking too much. I wanted to know if other people in the area have done it, and if there are any major pitfalls that I should watch for when House Hacking?

Thanks for your reply Leigh!

On your two points:

1. If you read my numbers, I factored in for 200k in Rehab. 150k is what the GC I sent out there quoted me to get it up to par. I added 50k for any errors or mistakes. However, if you wanted to send your own people out there to rehab prices, you're more than welcome.

2. 6384 is not as like a property. The property is 1000 Sq Ft Smaller. You can click on the link to confirm.  It was also built 10 years prior. The house is also an awkward property, with a  rehab in the back and a traditional front. Furthermore, I spoke with the agent and he's had buyers and contracts.  The buyers are taking a while to get their finances in order and what not. 

On the Homesearch point from a different thread, yes it was bought there. However it's an auction and it was bid up a bit. Either way, it's irrelevant. I ran my numbers and over estimated on every step, and we still were at 100k in profits. If you feel as if the price we set isn't fair, then send us your offer.
