Hi Alex,

Hope you are doing well.  It used to be that you did not up until 2010.  In that year, TREC passed a law that the Broker of any sponsoring agent would be fully responsible for the handling of funds and any other financial matter in regards to property management.  So, yes, you now need to have a Broker's licence to practice Property Management.  Or, you can be a licensed agent, but you would need your sponsoring Broker to handle those transactions for you.  

Now, as an owner, you can always handle your own property management for your own properties.

This will be a numbers game regardless of which way you go. If you sell, will you clear your mortgage and all closing costs associated with selling it? If you lease, you will need to have a rental comparison done and determine if that will cover your monthly mortgage payment, management fees, property taxes, HOA dues, maintenance costs and any vacancy on the property. This can all be handled by your property manager, but you need to make sure it will be free and clear. Whichever way gives you a more positive outcome, should be the choice you make.

Hi and thank you the opportunity to join this great group.

My name is Elias Camhi and I started my property management company in January of 2004.  We primarily focus on managing properties in Houston and Surrounding communities.  We grew it from the ground at 0 properties to over 400 properties under management.  I received my Texas Real Estate licence in 2006 and then obtained my Broker's licence in 2014.  Besides management, we also specialize in assisting investors in purchasing and selling their residential properties. 

I am involved in multiple groups that helps to shape the Real Estate and Property Management fields in Texas.  Some of that includes being a major investor in TREPAC (Texas Real Estate Political Action Committee), Involvement in NARPM with an RMP designation, TAR's Texas Property Management Committee and HAR's Houston Property Management Committee as well.

We aim to be the best in what we do.  Look forward to touching base and sharing stories.
