Hi @Alvin N. Hadley,

As a property manager, I can tell you there is definitely value in using PM software.  The question at this stage, is it feasible for you to spend on it now.  Most companies offer some sort of cloud based software that provide a whole lot of features for management and communication.

If you can find one that offers a price based on unit count, it may be worth it.  Some companies I have researched and used over the years are: Rent Manager, Propertyware, Yardi, Promas and appfolio.  If these are too big for you, you can always manage most everything out of Quickbooks.

Another thing that will help you decide on what software to use, is the level of flexibility you want.  Some are airtight, where you can not make any modifications and some are very flexible, in that you create your own reports and modify screen configurations.  Not every software fits every person.

Hi Courtney, 

unfortunately this happens when tenants understand their rights and use it to buy time.  We have been in this situation a few times and it actually gets prolonged for at least a couple of more months.  In some cases tenant will file a paupers affidavit and courts will allow them to appeal without having to put a whole lot of money into the registry.  Tenants do this to buy themselves time, even if they don't intend to attend the hearing, but it can buy them an extra month or so.

I would highly recommend that you do not represent yourself in County court as some of the judges do prefer you are represented by an attorney, unlike the JP courts.  I would also recommend that you follow through the process to its completion, otherwise the cases stay open and thus never show that the tenants ever was evicted.

Monitor your property to see if the tenant vacates.  If they do, you may be able to go back to the courthouse and tell them the tenant has abandoned the property and bring it back to the original judgement.  Definitely consult with an attorney to help you navigate this the quickest way possible.  Hope this helps.

Hi Bryan,

Hope you are well.  We lease and manage properties in Houston and surroundings and I can tell you that the market now, is much better in leasing than it was a few months (4-5) ago.  This is the time when a whole lot of activity and inventory gets moved.  Summer time a lot of the listings go, but a lot get moved as well.  

On another note, I can tell you that properties priced $2000 and above have suffered tremendously over the last 2-3 years.  Many of the Oil jobs were moved out of Houston and were replaced with medical and technology jobs that simply don't pay as high as the oil industry.  This has caused some of the higher priced rental properties to suffer in price.  Whereas we would lease a home for $2400, we may only get closer to $2100.   There is a lot of construction in the midtown section and many people turned to leasing, so there is a lot of inventory and will need to price accordingly.

On the other hand properties leasing from $1000-$1800 are doing very well and move relatively quickly, so depending on your investment levels, this is what we are seeing here.

6 months ago, I had 8%-9% vacancy, I am down to about 3%.  I hope this addresses some of the concerns. We are moving a whole lot of properties right now.

Hi @Nick S., I did not calculate the median, on it, but will look into it. The properties is a mix of SFR, some Condos and TH. Hope this helps.
