Hi @Robert Boyer,

I have a property management company here in Houston and may be able to use your help in showing our properties.  We have several properties listed for lease and many leads to feed out for showings.  This would not be free as we would pay a commission for any property that is leased. 

Are you currently licensed in Texas?  Which Broker are you under?  Contact me and we may be able to get together.  Additionally, I am on the NARPM Houston board and you can attend our monthly luncheon in November where you can connect with many property management companies and network that way.

As a property manager, I can give you the other side view.  I started as an investor and ended up starting a Property Management business due to the number of people following suit.  We currently manage about 400 properties in the Houston areas, but the majority come from investors not living within managing range.  Most like to start transferring the duties of management over generally after three properties or when they start seeing the collections of rent not happening as initially anticipated.  Many owners (not all), have the tendency to be more lenient with collection of rent and quickly fall into the trap of extending and extending the payment dates.  Before realizing it, they are 2 and 3 months behind.  As property mangers, we are very diligent in making sure that 3 day notice go out immediately after late days begin according to the lease.  Shortly there after we are filing eviction, not necessarily for the purpose of removing them, but to make sure we collect on rents and to build good habits between tenants and management.

This is one small area where management can help to make the money vs. loosing in turnover.

Hi @Kevin Tran,  We will have a booth at the Galveston TAR convention this week, if you plan on being there.  The meeting this month will be at Willie G's on Post Oak on Thursday September 15th.  Generally we start at 11:00 AM.  If you want to go, you can come as a guest and it will be free.  We spend some time with the sponsor vendors and networking with the other PM and agents.  Then we have lunch (great food) and a speaker of the month discusses some aspect of Property Management.  Send me a private message with your email and I will forward you a registration link for the meeting once it goes out.

Hi @Kevin Tran,

I am a Broker and own a Property Management company.  Because it is true that a lot of the Brokers do have their own management teams, it may be good for you to attend a NARPM meeting in Houston.  There are many property management companies that attend, which may be looking for a PM to become part of their team.  If their structure includes property managers to handle portions of their portfolio, you may be able to bring in your properties to manage under you.  My company works departmentalized, which means I have a department for collections, maintenance, leasing and so forth.  We manage about 300 properties, but we don't use property managers, we split the duties among the different teams.

I truly believe that your best way to start is to become a member of NARPM and you will gain all the knowledge you need to start running the right way.  Contact me for details and I will be glad to get you going.  The meetings are the 3rd Thursday of Every month.  I am currently a board member and can help you get going.  Let me know if you want more information on this.

Hello All,

This is a very interesting conversation.  As a Broker and Property Manager in Houston, I don't quite see it the way some of you do.  I have seen some of the Expats and investors that were working in the oil industry move back into their Houston properties.  Now, although many jobs have been lost in Houston due to the oil industry drop, we have superseded that number by employing in the medical and technology fields.  In reality, Houston has actually increased in employment and not decreased.  Now, the key difference is that because oil industry jobs were higher paying that some of the medical or technology.  The income levels have decreased somewhat because of this.  We have seen some drop in rental prices, but only in certain suburbs like in Katy.  Property prices as still quite high and inventory is getting depleted quite quickly.  I think after the summer, we will know better if there is a significan drop in pricing.
