Hello everyone, does anyone know any structural engineers they recommend in NJ (union county) ? I'm open to other counties in North Jersey. I need to get an estimate on some work that may need to be done on my home. Much appreciated!

Pennfed does Line of credit on investment properties. The catch is that it's a variable rate for 12 yrs. There were other options I believe but not as attractive. Goes without saying that you need to have equity. I believe they go up to 65% ltv but ask them. Best of luck!!

I had a bedbug issue at one of my condos. It appears my previous tenant brought it in although it was never confirmed. Killed my sale to the prospective buyer which worked out well for me either way. The condo association hired a company which used chemicals and also had bedbug dogs. So far so good since my new tenant hasn't had issues for about six months now but we shall see down the road. Definitely would recommend an experienced bedbug only exterminator. Hope this helps!

I know this is an old thread and prices have gone up across the board but I agree with Mike H in theory. I think the issue is most people don't know or can't find a way to beat their 401k return %'s so general advice is to not touch it.

There's an appreciation factor that needs to be taken into account. This purchase wont make sense from a cash flow perspective but it does from an appreciation perspective . Plus vacancies will be non existent if located in downtown jersey city or anywhere near path.

I think paterson has its good areas, hillcrest for example and union ave is not too bad. I know people that invested there and get good cash flow although very little to no appreciation. You just have to know which areas to avoid. Best of luck !

Hello, I currently own 2 1BR condos in JC, one in downtown and 1 in the heights. Cash flows are not great but both have appreciated tremendously. At this point I'd like to get something that offers great cash flows I'm open to any areas but preferably in North NJ, also any type MFH or SFHs. Anyone has any good deals or advice on good rental market returns? I'm from Passaic County so might start looking there but if anyone has any deals please let me know. Thanks!
