@Michelle Schubert Great question. I wholesaled for years, so I can confidently say that 99% of wholesalers just care about the fast cash at closing.

I agree with @Carl Millsap it is very risky to take on tenants in a situation like yours. We personally don't close on properties unless they are vacant at close.
Ask yourself, "What is the worst that could happen in this situation? And am I prepared to handle that if it does?"

@Charlie Cameron Thanks for the reply. Yes that is what I've heard, and it makes sense. I do have an LLC set up for my wholesaling business. I sat down with a real estate attorney here and he actually recommended I get licensed as a wholesaler, he just suggested I find a small "mom and pop" brokerage that would be okay with me hanging my license with them. Like you said, the dilemma seems to come with representation. When I was licensed in GA and wholesaling, I just did not represent any parties to the transaction.
So totally possible, but also like you said, I just need to find someone willing to take the liability. I can double close with eXp, but also having the option to assign would be nice. I guess my next question would be: if I am not representing myself or any parties to the transaction, and not collecting a commission, does my brokerage even become involved at all?
