I'm looking for a contractor that is "investor friendly", one that understands that you don't need top of the line work. But something that will get the job done and still get top dollar for rents or close to it. 

Who would you recommend?? Anything would be appreciated!

Sounds like a good plan! I thought about renting out the whole house as well but the upstairs tenants are still there till October. I would just make sure on the zoning but you shouldn't have any issues with renting out the whole house.
