@Ryan Evans great post and love the sarcasm. Millenials are people too ;) Those who stick to generalizing with those titles just come off as grumpy old fogeys, resentful of youth and their predecessors who generalized them with some other goofy name. Keep up the hustle (or being lazy as you call it).

Thanks for sharing @Chris Lopez Denver is definitely a city that's on my list to explore. Sounds like a place I would enjoy with all of the nearby outdoor activity. I agree that it seems to be less cash flow and more of a long term appreciation play but from my research so far it seems like a discounted higher quality property in a good neighborhood can be a great strategy. I'll definitely be in touch and I commute past you everyday to Santa Monica so let me know if you ever want a coffee or beer.

@Alexander A. that's a great point. If you don't have to fight the weather to go to work then who cares? I've considered relocating to Texas but the heat does scare me a bit.

Wow @Alexander A. that is an inspiring story. Thanks for sharing. I was actually born in Indy and most of my extended family still lives there. I go back every year (usually for the race) and every time I go there seems to be more and more going on. Definitely a great city and only negative I see is the wild weather fluctuations. If I may ask, did you consider moving to more affordable areas such as Dallas/FW or San Antonio? San Antonio seems to be an underrated city to me but I have never been there so I'm only "internet educated" on the city.

@Ben Leybovich it's next on my reading list. Also, looking for a local house hack @Sean C. and have been networking and learning as much as possible while figuring out the market. Definitely not easy but I figure if I can find a way to make it work out here, with these market conditions, then I will have a foundation of skill sets to use elsewhere, if needed. Happy hunting!

Would love to hear a personal account from an investor who relocated specifically to invest in a more favorable RE market. What went right? What went wrong? What do you think were the most valuable metrics to research, toughest obstacles to overcome etc.?

@Account Closed thanks for documenting and posting. Inspiring to see such a creative approach. I don't see many of these modular homes here in southern california (maybe i haven't noticed) but have seen a ton in other hot markets. Did you find that there were any unique obstacles to building modular homes other than the obvious building code, zoning etc. that you encountered in SoCal that you wouldn't elsewhere?
