Definitely a slow down right now from what I'm seeing as well. We went from summer straight to winter though as well it seems, and obviously this starts to become that slower time. I'd have to agree with @Peter Stewart on MFC - it seems to be absolutely thriving. Also, I keep trying to find something to BRRRR under $80k or so, and it seems more and more difficult to find. A lot of the homes in certain areas (Lawrence Twp, Little Flower, Irvington, Bean Creek, Christian Park, etc.) are being listed for a premium (i.e. $60k, $70k) with plenty of work left to be done to them when resale history shows the most you'd get is maybe $80k or $85k. It's crazy to think that investors are going in on these homes and truly coming out with positive cash flow or making any money at all. I have no room to force appreciation to refi out of that BRRRR.

@Steve Vaughan - I'm just starting out and we're trying to use a HELOC to jump in. Only about $80k available on the HELOC though, so I'm stuck trying to find something in a C location preferably around here. B location is hard to come by and seem to be just out of that $80k reach in some areas. Targeting a duplex since the goal is cash flow and supplemental income down the road - would invest in a SFR though too. Long term buy and holds and obviously have to force some appreciation in order to refi out and do it again. Been kind of tough and trying to stay out of war zones.

Thanks for the advice, @Max Richter! I greatly appreciate it. I'll definitely use that as I move forward. It's hard enough as it is (as a Realtor) to find really good contractors, let alone trying to do a flip or BRRRR strategy. Hopefully I can stumble across some reputable, reliable contractors & PM's through our (my wife and I) networking.
