am gathering information and thinking and rethinking my long distance investment entrance strategy and would love to know what companies you have used successfully and which ones you have encountered problems with. Is that okay to ask here? This thread has been fantastic!

@Kiran R. You sound a lot like I did a couple of weeks ago. I was so ready to get that first deal done that I made it look better to myself than what the experienced BP members said they saw. However, @Jon Holdman said to me " don't fall into the "gotta-do-a-deal-itius" syndrome. There will always be deals." His very straight forward tone helped me to take a closer look at what others had been clearly telling me all along and I decided to take their advice and wait for a better one. I'm back to the drawing board but I'm at peace with that decision and very grateful for their generosity. I think you will be glad if you listen to what they're saying. To me it sounds like the HOA makes this deal a no-go for those who actually know what they're doing.

Does anyone have knowledge or experience with the company named Bought with Equity in the Atlanta area? I saw a post from this company here on BP. It contained a couple of video links that outline their program. I am curious as to whether any BP members have done business with them or know of their reputation.

@Paul Hector Congratulations on your great start! I am noticing that there is quite a number of us living overseas but not willing to let that stop us from pursuing our RE investment dreams. Just like @Joakim Esaiasson , I am very interested in your process to complete this first and probably hardest deal. Maybe we can connect and build a support network for our unique situation. @Carolyn Cox I think curiosity is a great thing whether justified or not. I have absolutely no knowledge of engineering, construction of even a fraction of what this discussion has been about, but I do have a healthy dose of curiosity which has caused me to wonder about markings such as the ones you took the time to photograph and ask about. I worked at Centennial Place Elementary school for some time so the area is quite familiar to me and I’m sure seeing these markings appear has already transformed the landscape even before the first dig. I now know a lot more about a topic I never explored before. Thanks for posting the mysterious pictures!

@Rick Baggenstoss This review of my repairs list is wonderful! You just don't know how relieved I feel to know it meets with your approval. Further breaking id down to what has to be done right away and what can wait for years 2 or 3 is even better. I work best with action plans and steps to follow. (I'm taking your list and putting it side by side with the inspector's).
