@J Scott Thanks for the suggestion. Have done some Googling but wanted the BP perspective as well as I find this site to be such a valuable resource due to the generous giving that is typical from experienced people in this community.

@David Begley Thank you for responding. I felt their numbers were not realistic. I don't have rehabbed properties experience yet but I do have some knowledge of the area and their ARV seemed high. Without actual experience I was not sure. Thanks for the assurance.

I am trying to make my first purchase and investigating several options to achieve that goal. I trust the information shared by the BP community so I decided to ask about this company.

I have been receiving offers from Mike Cherwenka's company Goldmine Properties which offers wholesale properties at 65% LTV. Would like to know if anyone here in BP has experience working with this company or the owner.

But where are the good ones? I'm trying to find the good ones in Atlanta. Several other members are doing the same for their markets and they seem to be an elusive class.

So, aside from Silas Frazier Realty recommended by @Naga A. , are there no other positive experiences with PMs in the Greater Atlanta area? I've been hoping someone here sees the thread and chimes in to point out their great PM operator. No such luck? Is everyone self managing?

@Steve Hyduchak You have a tough decision to make and I applaud you for asking for help. I look at all the great food for thought and while not as eloquent or sophisticated, want to add a bit more for you to think about. @Paul Timmins

Would you consider following Paul Timins or @Andraise Scott 's advice? Get your life “started” by investing in some good cash flowing deals, get that established so you can scale down your involvement by delegating, but only after you have learned the things you will delegate. Once that is working you could resume your “love for the law” if the love remains. Then the debt won’t hinder your commitment because you have robust income and you can tailor your law education toward benefiting your business. It could mean the best of both worlds for you. If you love the law, go for it! Depends on your beliefs, but I always find prayer for discernment to be helpful.

@Yvette V. I'm so sorry you've had such a horrible experience. I'm trying to begin investing in the Atlanta Metro area from a distance and this type of news really doesn't help. Would you mind sharing the name of the company you used? If not here, through PM? I think it's important to ask who has done a good job as well as find out who to avoid and this person is certainly one to be avoided.

I commend you for the wisdom in posting your question here. The answers discourage you from acting on this deal. I urge you to continue with your wise ways and listen to the advice. @Jon Holdman told me “There will always be deals.” That has helped me be patient and continue to look for a good deal. Hopefully one that passes the PB scrutiny test.
