I agree with Chris. IRR is more meaningful to me over a longer term investment than ROI. In this case using these numbers, the return is just a little under 10%. The price you actually pay for the note, if different from the remaining balance, will affect the yield you realize.

I wanted to move some IRA funds from strictly financial markets/Wall St type investments to "NOT Wall St", and I was already comfortable investing in real estate outside my IRA, so it was a logical step.

I am happy with the regular distributions, always on time. Only disappointment is when I tried to add to my investment recently but the fund I am invested in is full and I will have to wait until another one is opened.

I had the same decision last year and took the lump sum and rolled into my SDIRA. I started investing in performing notes and my returns are significantly better than the pension payout. I also evaluated buying an annuity, which was better than the pension based on my criteria, but note income is much better than either the pension or the annuity. Of course, part of the note income stream is return of capital, and there are expenses with an SDIRA, so you need to consider those elements as well.
Everyone's situation is different, but the lump sum was an easy decision for me.
