This mixed-use building will require a commercial mortgage. I would contact all local banks and credit unions since this is on the smaller side and the lending options will differ from lender to lender.

I was also keep learning and researching target markets but just verify that your bankruptcy is going to fall off in October, check this from Experian: "Chapter 13 bankruptcy is deleted seven years from the filing date because it requires at least a partial repayment of the debts you owe. Chapter 7 bankruptcy is deleted 10 years from the filing date because none of the debt is repaid."

The terms you have listed are pretty typical for investors in your situation however; there are a few lenders I have spoken to previously that have more favorable terms since they are private lenders not banks/credit unions. I have never used them but I will send you their contacts; DM me.

We work with a number of foreign investors and if they are active investors the financing can be difficult to obtain, but possible. Are you planning on directly investing or partnering?

A transactional lender usually only lends for 1-5 days. Normally you can find 1% plus $50 for the wire fee. If you want to go longer than this, you probably need a hard money lender.

I would not suggest investing at this point. I would focus on educating yourself in real estate and getting out of college debt free. Any additional money you can put into a money market account or similar while you find your first investment. A Roth IRA is a great idea but you are unable to withdraw money in the next couple years without a penalty.

I have never heard of hiring a financial planner for real estate investing. Usually financial planners focus on traditional investing; stocks, bonds, 401ks, roth IRAs etc. Do you mean a mentor or coach?
