The exact split will depend on how much work is being done and their role in the process. I would estimate the profit from the deal and the hours each will spend during the process and then determine the split. I would suggest you speak to an attorney about drafting the operating agreement for the LLC.

For the second question, you should speak to your CPA.

What types of properties are you interested in purchasing? When we work with foreign investors we suggest they open a US LLC (through a CPA or Attorney). This makes the investing process much easier. DM me if you have any other questions.

You would be looking to open a self-directed IRA (SDIRA). You can hold alternative investments in this account. Yes, you can invest into syndicates and individual properties. There is the possibility of paying Unrelated Business Taxable Income (UBTI) tax if you are investing into an asset that is leveraged.

I would suggest owner financing. Make sure you have reserves before you purchase.
