Hey Sean, get in touch with Allan Pollenday with Weichert realtors here in Portland.  He has a team that research and buy properties at foreclosure auction for you.  They also have a hard money lender (Rain City Capital of Oregon).  I’ve done dozens of deals with them.  Good Luck!

Unfortunately seemingly everyone out here, at least in the bigger urban areas have drank the Kool Aid.  They truly think they are saving tenants from being victimized by oppressive landlords.  The end result will be landlords deferring maintenance and upgrades on their units because they won’t be able to raise rents and recoup their costs.  Oregon has had 30 years of Democratic governors and has a Democratic super majority in both houses.  I don’t see anything changing in the future.  It’s a very sad day for our state.

Do your homework and triple check your numbers.  It seems like their repair costs are way low compared to the real cost.  I get their wholesale emails.  I have bought rights from them on auction properties in the past and have done well on those deals.

I currently live in the Portland, Oregon area and have made offers on (none accepted yet) on some SFR’s in Salem, Oregon area and even a little further down the Valley to Monmouth. I was wondering if any of you had recommendations for a good investor friendly contractor who is both reasonably priced and fast. Please let me know! Thanks.

Hey there. I searched the forums for information on REI Vault, but didn't find much more current than 1 year old. I'm hoping to get feedback from those who have been using it. I am considering joining, but wanted to hear of others results. They have three packages and I was leaning toward the Gold one. Beyond the monthly membership, how much are you spending on marketing monthly (direct mail, lists, etc.) through them and what kind of results have you had (ie number of deals, etc.). I read on their site they tend to target absentee owners. It also said that about 15% of the deals their members close on those properties, end up in an eviction. Can any of you attest to that? I know cash for keys is generally faster and less expensive. Any and all feedback is greatly appreciated. Thanks!

Hi there. I’m out here in Portland, OR, but have been working with an asset manager with a portfolio of NPL’s (Non Performing Loans). I have an opportunity to pick up a place in this town of Rock Hill, NY and wondered if there were any BP’ers nearby that could help be my boots on the ground if I pulled the trigger on this one.
