The numbers look good, most of them. I am wondering about the
(1) - 2 bedrooms , kitchen , bath and tenant pays all utilities and water $800 .
I live in the Bronx and have a 1 bedroom that is almost $1200. What part of the bronx is this? How long has that tenant been there? Can you raise the rent?

You said earlier in the post that you make the seller sign a contract which gives you rights to everything in the house. Did that include that car even though it was outside?
And was there cat litter in the car?

Anywhere near the last 4 stops on the 6 train. That's where I live and apartments rent out super quick.

I am not sure if you can sell within 30 days. I think Homepath requires you hold the property for atleast 90 days.

Your not going to be able to secure financing with 2K a month income from selling cars, its just not a secure income. There is no guarantee that you will sell a certain amount of cars per month.
My advice would be first to get a job with a W2, sell cars on that side and save up enough money to put down a large down payment.

I would enjoy the pool for the 5-10 years you live there and then take it out when you move.
