I've been looking at buying a property in pittsburgh and have been researching property managers and I am leaning towards Arbors. I've researched both Equity and MACE and they both had very bad reviews.

does anyone have a sample contract for this type of partnership? I am in the same boat a as I am looking to invest out of state with a partner but don't know what exactly should be put in the contract.

An added cost could be if a water heater breaks and they hire someone to fix it or have it replaced. You will then be billed with the cost of the water heater or repair.

I was interested in the Atlanta area as well but after running some numbers, the rent is a few hundred dollars higher in Chicago then Atlanta. I used to do bookkeeping for a person who owned two houses in Atlanta but worked in NY. He used Prudential to manage his properties and there was never really a big issue. I think his rent check came a week late one time. They have since been taken over by Berkshire Hathaway. I was intending on using them if I purchased a property in Atlanta. Maybe we can talk and go over some things. I might still be interested in Atlanta if I can partner with someone who actually lives there.

I am new investor from NY where properties are way too expensive. I am now looking to buy properties in Chicago. I have been researching online about property managers in the area. I can't seem to find one that doesn't have a million bad reviews. Wondering if anyone could give me some tips on finding a good PM.

There are two houses in my neighborhood that have had cement poured in all their windows and doors. i went up to one house and there is a notice that the owner is behind on his payments. I am assuming the lender who owns that house has poured the cement in them to keep out people squatters. But does anybody know if they would knock the cement out when that house is resold or would it be my expense?

Hey all, I'm brand spanking new on this board but I have done nothing but listen to the BiggerPockets podcasts everyday for the passed two weeks. I'm loving this site and all the FREE information. Here's my problem, the courts in my county do not list the properties available at auction, they only require the banks to post auction ads in local newspapers. However, I have only been able to find one local paper with very few listings. Any help is greatly appreciated.

Hey there. I am wondering if anyone would know where the best place to find a list of foreclosed houses with their auction dates in the Bronx. I have looked on the courts website and it says they do not provide any list of houses being auction.
