Hey Madigan! I'm a Realtor in Chattanooga and was actually going to say what @Luke Davis has already said! Chattanooga has an extremely diverse job market and has showed steady growth, but I see tons of potential in the Cleveland area which is only about 40 or so minutes away from Chattanooga. You can get way more for your money there, and same goes for Ringgold, GA which is about 30 minutes south!

@David Karnes hey David! I'd say the HELOC route is easily the most common route for financing that I've seen on the first flip. I've worked with investors here in Chattanooga on flips before, and that's usually the best way to go.

There’s a few other options but I wouldn’t recommend them due to sky high rates comparatively to compensate for the lender’s increased risk of a flip. Hope this helps!

Hey Sam - I don't think you should wait, especially with interest rates hovering around all-time lows. House hacking is literally the best and quickest way to increase your net worth right off the bat so congrats on taking the first step!! I'm a Realtor here in Chattanooga and work with investors and house hackers all the time, and the biggest mistake I see is them waiting for the perfect deal.There will definitely never be a perfect deal and issues will almost always come up in some form or another, but as long as you do your due diligence and make sure you have the proper amount of reserves in place, you will be fine!! Best of luck Sam!!

@Zach Henson hey Zach! Good on you for planning ahead and weighing your options.

Some might argue otherwise, but investing your money in real estate instead of paying off your debt quicker will likely leave you thousands of dollars ahead of those who prefer to go for what seems the safer opportunity - especially since your debt is very low interest.

Your investment can offer much more security and give you more options if you were to lose your other source of income. Just because the experts tell you to do it, it doesn’t mean it’s more reasonable to pay off debt early. Psychologically, it feels better to a lot of people to pay off debt and establish a clean slate before putting money towards an asset. But that doesn’t mean it makes more financial sense.

As someone mentioned in this thread, methodically paying off debt is likely going to be more beneficial to your credit score than paying it off more quickly because it shows a longer trend of consistent payments.

If I were you, I would run the numbers to make sure I’m making an objective, logical decision as opposed to an emotional decision. Figure out exactly how much interest you’d save over time if you were to pay off your debt more quickly, and weigh it against expected returns and equity buildup of an average real estate investment you’d likely get here in Chattanooga. I believe it will probably be more profitable (especially in the long term) to get started with investing.

With that being said, some people can’t STAND being in debt and lose sleep over it.. if you’re this type of person, it may not be a bad decision to take the less profitable route if you’re more conservative/worried about your debt. Peace of mind goes a long way for a lot of people, and it’s not worth it if keeping the debt is going to cause you extreme stress/worry.

Personally, I believe you could leverage a real estate investment to help you take more control of your debt down the road, creating another income stream. I would recommend investing first, but like I said, it all depends on the numbers!

As far as talking to a lender, I would definitely recommend establishing a relationship with a local lender.. the better they know you and your situation, the more likely they are to trust you to pay off the loan and give you what you’re looking for. It’s also a good look being proactive and taking these steps early - it will build your credibility with them.

I saw Chattanooga is the area you’re wanting to invest in - great choice! I was born and raised here in Chattanooga, and am currently a Realtor here with Keller Williams. As I’m sure you’ve noticed, inventory is extremely low right now, but hang in there! One of my clients and I were still able to find a great deal on a duplex in East Ridge last week, so opportunity is still out there! But I expect the market to open up in the coming months as virus restrictions and unemployment hopefully continue to drop, and that’ll definitely make things easier!

@Doug Johnson hey man, I’m a local realtor in Chattanooga. That is the roughest area of Chattanooga and would definitely proceed with caution if your plan is to invest there. That’s definitely why you’ll see some of the cheapest deals in the city there in terms of price/sq. ft. It’s proximity to Chattanooga amenities is a big plus, but there is a significant amount of risk involved. As far as the lot, if you message me the address I’m happy to do a little more research on it and let you know what I find out.

@Trever Nicoll Most duplexes they will need at least 20% down....

I think commercial might be your best option. Pinnacle Bank, First Bank (which I know you mentioned), and Tennessee Valley Federal Credit Union have commerical lines of credit and business lines of credit you could buy with. Also cash secured line of credit can be a good option.

Atlantic Capital has commercial banking loans options as well. So those will probably be your best shot.

@Joshua Savage hey Joshua! I’m a Realtor here in Chattanooga and am happy to discuss the market with you and help however I can. Chattanooga is a great place to invest and still has plenty of room to grow.

My favorite areas of Chattanooga for investors right now (especially those looking for cash flow) are East Ridge and Hixson. These are the two locations where I’ve seen the most favorable disparity in purchase price and rental value, and they’re two areas I believe will appreciate in value. They’re both close to downtown (East Ridge is minutes away, Hixson is within 10) and Chattanooga is a city that continues to push their resources towards building downtown and the surrounding area. East Ridge is definitely my favorite part of town for investors because it carries solid cash flow opportunities with massive appreciation potential.
