Hey Nick, welcome to the house hacking journey! That’s a great move—starting early with analyzing deals will put you in a strong position when you're ready to buy.

Since you're open to other markets in the Southeast, I’d definitely recommend taking a look at Chattanooga. It’s still relatively affordable compared to bigger cities, has strong rental demand, and no state income tax, which is always a plus. There’s also a good mix of duplexes, triplexes, and quads, so you’ve got options for a solid house hack.

House hacking is actually how I got into real estate—I’ve done two house hacks with duplexes here in Chattanooga, and it’s been a game changer. Happy to share insights or help however I can, no matter where you decide to invest, or tell you more about Chatt!

Chattanooga has seen crazy growth in the last 5 years, with double digit market appreciation in 3 of the past 4 years. We also ranked #9 on Realtor.com's forecast of housing markets thanks in large part to a thriving job market. The exciting part is I don't think Chattanooga's anywhere near its ceiling.

Hey Todd! Personally I have not dove too much into the foreclosure world, but I've had clients who specialize in that space and have purchased foreclosures here in Chattanooga through auction.com, so I'd recommend checking that out!

I'm preparing to move into my 2nd house hack here in Chattanooga. Love it here and I've already benefitted from awesome appreciation with my first. One of the quickest growing cities in the country and lots of fun things to do here, definitely a market you should consider!
