What kind of loan should I look for on a property that is zoned multiple use comercial.

They are asking 59000 for it and has a old store that needs work to it and appartment up stairs and a mobile home on almost 3 acres of land

I would check the condensation drain to make sure it is draining properly if nor add some bleach into the tubing at the return. Also check the coils on the return air unit. If a tenant in the past has not changed the filter properly they could have gotten dirty and you would not really notice it till it was so hot out that the unit has to work harder.

Just some ideas that a service guy wouldn't find unless it was really hot at the time they inspected the unit.

Roof leaks can be tricky. They sometimes leak where you would never think the water is coming in at. If you have a attic thats where i would begin looking for your leak.

As for metal roofs i prefer them . If you plan on keeping the property they will pay for their self.

I know here in east Tennessee it is all most impossible to build one from scratch without a very high return. The EPA has so many environmental regulations that is very expensive to get around.

You may be able to find a distressed RV park in your area and then have everything grandfathered in.

I have a unique situation. My mother passed away in may and my sister and I will be beneficiary of her house. But we have to put it in probate before we can put the house in our name. She didn't have anything else other than the house and a car and both are completely payed for. As far as we know she didn't owe anything but i dont want some creditor to come out of the wood work claiming some debt and not have the money to pay it. So im looking for a private lender that would give us a line of credit that may not be needed. I just want to be prepared just in case. I dont want us to lose our family home due to not have the money to pay the creditor. Once it goes through probate i plan on getting a mortgage to pay what ever if anything to the private lender and then rehab and rent the house out.

Please if anyone knows of anything that would help us with this please let me know.

If you have a monthly pest control that comes out i think this should be their responsibility. They are supost to go around the outside as well as the inside. So you should be able to call them and have them take care of it as part of your service with the company.

Hey Jay im new to big pockets as well and we are neighbors...lol i live in Jefferson county right next to Cocke county. I hope you are enjoying it down here in east Tennessee. We don't have the windy city but down here if you don't like the weather wait 15 minutes it will change...lol.

Im trying to learn my way around the real estate investment game as well . I have been listening to podcast and reading on here as much as i can to learn as much as I can and find out what all these abbreviations mean ...lol
