@John Teachout The bathroom is on the side my wife and I will be living on. The previous tenant was renting for $1,300.  The location of our duplex is cream of the crop in Minnesota. For similar properties in the area rents are around $2,000. I do have to remind myself and especially my wife that we can't get too attached to the style of the bathroom. Thank you for your insight!

Most likely I will end up buying some tools, but have you heard of the tool library? Here in Minneapolis there is a place where you can rent out a variety of tools for a low annual fee. @Account Closed

lol I'm hoping for the same results. Remodel the bathroom that we are living in now, then do the other side of our duplex when the existing tenants move out. Thank you again @Jaron Walling

@Nick Jordan That's music to my ears! I am okay with hiring some task out as long as we stay below 4k. Appreciate your knowledge.

Hello All,

Recently purchased a duplex in South Minneapolis. I want to save on remodel cost and put as much sweat equity as possible. The property really isn't in bad shape and in a prime location (couple blocks away from 50th and France). We want to upgrade it so we can raise the rents, but don't have experience remodeling.

My wife and I are going to start with the bathroom. It's a little overwhelming, but we want to try and do most the work ourselves. Again we have no experience in remodeling, but want to learn as we go. Any tips will be greatly appreciated!

We plan to replace all the fixtures, new flooring, new tub and tile. Hoping to get it done for under $4,000.

Is this possible for a total newbie like me? or would it be better to hire a General contractor?
