Hello BP, I just used my VA loan to purchase a property and I am looking for another property soon for an investment. I have explored the BRRRR method and using hard money for flips, but what are some low money down options available for me if i come across a cash flowing STR or single family deal? Any advice helps, thank you!

@Eric Horton Congrats on making the decision to wholesale! Im in the Air Force and ive already used my VA loan, so i know how it can feel. Ive heard only good things to those from the area. I am living in Navarre currently and am actively looking for a flip. If your company has any interesting properties. I would love to hear about it!
@Matt Jones Great advice, i just heard about the PIG! I wasnt able to attend the last meeting but i plan at being at the next. With me being in Navarre, what can you tell me about the Pensacola Market? Are flips or rentals thriving more there? What is your outlook on the market?

@Darren Koenenn Hey Darren! Hope all is going well, My Fiancee and I are currently running a vacation rental on Okaloosa Island and it has been going great! We are cash flowing and we have had only minor problems. I would love to help you out and give you more info on the process and the area. @Brian G. Hey Brian! Hope all is well. The market in Navarre is extremely hot right now! Things are selling fast, renting fast, and new construction is popping up everyday. From what i have noticed, it is one of the last places to be developed in the emerald coast. With the military in town and all the new development, the market is definitely on the rise! @Thomas Jackson great advice! did you find the process more worth while than buying from a wholesaler for example? Or were the returns relatively the same aside from time?

Has anyone ever bought from a courthouse auction or something on auction.com? Especially in the Fort Walton Beach area? I am trying to learn about how the process works and if it is worth it to invest through those means? Any tips and tricks are helpful! Thank you :)
