Thank you for your kind offer Brian. My wife grew up on 10 acres in rural Vermont and has always wanted something like that for us and our future children. As I would like to make her happy, I want to explore strategies for making that financially viable some day in the future.

So the thread title is pretty straightforward. Right now I'm looking at a somewhat large job on a property I'm due to close on in a few months. The person I am looking for is licensed, bonded, and has a track record of competent work completed on schedule and on the initially agreed upon budget. I know that the Madison WI Biggerpockets community has some great people, so I'm reaching out in the hope of meeting a few.

Hi Brian if you're ever in the Madison area I'd love to buy you a beer and pick your brain about the tax implications of farming.

The Duplex is on the West Side (Greentree Neighborhood, same as our current home). 

It is still possible in this market, you just have to be prepared to move very quickly (showing within 24-36 hours of the property hitting the MLS, offer no more than 12 hours after.) Then you have to be ready to deal with a multiple offer situation, which is more of a question of how certain you are of your numbers than anything else. Madison is far from the most difficult market to find a good deal -- you just need to make certain that you're in a position to act on it once you have.

Wait, you were still under contract when it got relisted on the MLS, and had not released the seller from their contractual obligation? Can't you just sue to force specific performance? Then, once you win, the realtor's client (and presumably, new buyer) will also be filing complaints.
