Is this deal in Chicago? If so, what neighborhood? I'm assuming you'll be putting 25% down?

Does anyone have recommendations for credit and background checks on tenants that only have ITINs (Individual Tax Identification Number)?

I have tried My Smart Move and Cozy and both have required a SSN. I signed on to pay for the My Smart Move check. That did not work. I asked the applicant to cover the Cozy app, and it required a SSN.

Awesome post - what a year! 

It has been great working with and learning from @Brie Schmidt at Second City Real Estate helping investors grow their portfolios in Chicago, and excited to welcome @John Warren to the team. Very excited about what 2018 has in store - the Midwest Real Estate Networking Summit in May, House Hacking U, and continuing to grow the Second City RE. 

Looking forward to The Chicago Summit 2018! This will be a great opportunity for investors with various levels of experience to network and learn from others that are active in multifamily buy and hold investing in Chicago and beyond. Good to see rehabbing, property management, AirBnB, financing, and raising capital also among the considered topics.

Hi all,

I am a new real estate investor on Chicago's northwest side (Avondale, 60618). I closed on a three flat last August. 

I am looking to speak with general contractors to assist on a rehab for a 750 square foot garden unit. The work is fairly straightforward: full bathroom rehab, new flooring throughout (I will have a clean concrete floor), new cabinets with new construction for a washer/dryer unit (need to run plumbing, vents, possibly electric) and 18" dishwasher that are not there currently. The cabinets will have to be slightly reconfigured to accommodate the new appliances.

I really enjoy the work and am looking to transition from my 9-5 job into real estate full-time. I am looking to work with the GC. By that I mean do a lot of the labor and learn the rehab process by working with a GC. I don't have to be at the project the entire time, but I am looking to be mentored through this project, which is my first rehab. 

Further to this, I am looking to make long-term business relationships. I would like to work with the GC now and in the future. I have two to three other projects that I intend to complete the next 18 months. I am also looking to help those that help me. Referring them for new business, potential joint ventures, any advice or work I might be able to help with, etc... I plan to buy another 3-4 unit building in the next two years. I also have my real estate license and will be hanging it on April 1st.

Hello BP Community!

Very excited to get started with Bigger Pockets. First, many thanks to Brandon & Josh for all they've done with BP. I've been loving the BP podcasts. I feel I've come so far in such a short amount of time.

My name is Charlie, and I got into real estate investing late 2015 when I was presented with the opportunity to buy a home that has been in my family since it was built in 1919 on Chicago's northwest side. I currently work for the commercial department of the British government helping UK companies sell their goods and services in the US and US companies set up or expand their business operations in the UK. It's a great job. I'm lucky to have it, but it's a job not a career. I have chosen real estate investing as my next career move, and am very excited about starting.

My goal in real estate are to earn a passive income to achieve financial independence. My one-year goal is to buy my family's home - a two-flat (duplex) - using a buy and live strategy, rehab the first floor, and make a positive cash flow from renters on the first floor. My two-year goal is to buy a duplex or triplex on Chicago's northwest side. That's as far as I have gotten concretely.

The first floor of the house I am going to buy needs work done on it. I would love some advice from someone with experience estimating the costs of repairs and rehab. This would be much appreciated!
