Post: Finally getting serious about REI--St. Louis

My husband and I are working on expanding our real estate portfolio. Currently we have two condo units and are looking for another property(s) to add to our portfolio to replace one we sold earlier this year. We are interested in multi-family properties, single family homes, homes with outbuildings and acreage (mini-farms). At present, we are updating my fifth horse farm (yes, I've moved a lot). Our goals are to have income from RE to replace our income. We plan to diversify our holdings with rentals, flips, and perhaps in the future we will purchase land and do some building. Any advice on your favorite people to work with in this market is greatly appreciated! I can't wait to start being more engaged here and in this community!

Good evening! My husband and I are working on building our real estate investment portfolio. Currently, we have two condo units. Earlier this year we sold a duplex and put the money in a 1031 exchange in order to maximize our ability to spend on our next property. We are currently looking at another multi-family situation closer to where we live (west of St. Louis) for our 1031 funds. Who do Bigger Pockets members in St Louis find good to work with for financing? In advance, thank you for your anticipated advice!

Thanks for contacting me! Yes, Gatlinburg hit the Top Ten in about every list I found. Someday we'd like to retire in near TN. So, this would be a good way to get acclimated to the market.

Our main goal is for the property to be income earning. We do plan to visit and spend some time there so we can monitor the property. But, we will let rentals take priority and be flexible with our plans for overnights.

How do your services work? What do you charge for them?

Looking at investing in vacation rental properties in Gatlinburg, TN. Our interest started when talking to friends about their properties near Destin. However, I'm not a beach girl and my husband refused to ever go if we bought there. After some research, we're seriously looking at Gatlinburg. Does anyone have any recommended Property Managers/Real Estate agents for us to work with out there? We're in a 1031 situation (having recently sold a local duplex). Thanks guys! Good information! The BOP we've got on the one property includes things like Operations Expenses and an Advertising/Slander portion of the policy. Also, it's almost double the cost of the Landlord policy when I went to have it requoted. But, I'm not sure the straighten Landlord policy (without an umbrella) has enough coverage. Thoughts?

So, we set up an LLC for the rental properties that we have. I am not sure the attorney has been successful in actually getting the properties under the name of the LLC. So, what is the best insurance policy for us to have--a landlord policy or a BOP (Business Owner's Policy)? We do not conduct business out of either of our rental properties. Can we get an umbrella policy for our Landlord policy? I want to be sure we're covered, but I don't want us on overkill either. Thanks!
