If you Google DFW Note Closers, you can get connected with a solid digital Meetup. Kimberly, the lady that runs it, does 1 in person meeting per quarter I think. But the rest of the monthly meetups are virtual. Might be worth getting plugged into something like that too.

@Andrew Frishman it is definitely something that can be done part time. One of my favorite note investors, Liz Brumer-Smith, worked on her note business for 5 years part time while she was a full time school teacher. She has since gone full time into real estate investment. 

I’d do a Google search for her, and maybe reach out and talk to her about the process. It can be done, with a few challenges of course, but she might be able to set you up with good expectations.

I agree with you on the $50k starting point with capital. You'll want at least that, and you wouldn't want the asset to be more than $40k all in acquisition cost. You'll need funds for servicing, potential attorney fees, etc. Especially if this is your first deal of the kind.

Thanks for listening to the show Paul! Education in the space can be hard to come by without decent sized coaching price tags sometimes. It makes JV'ing, diving in on your own deals, listening to the podcast, etc. that best ways to learn.

There are a few good books by Fuquan Bilal and Gordan Moss on Amazon.
