So what are your buyers looking for @Jordan Solomon? Is that what you are marketing for? Is that what your verbiage will attract? Are you working for just some buyers you currently deal with or are you working for good deals that will attract buyers?

These are just a few questions you have to ask yourself before marketing. Most wholesalers just market for deals, some market for specifics. I personally market for deals, BUT I also have a database with my buyer preferences.

Umm, I don't know about being selective. As a wholesaler, we are looking for deals. Regardless of where they are located. Some people do business in warzones, some don't. Its your personal call as to what type of properties you're willing to go check out. I don't have a problem visiting a property that sounds promising. Money is money. I've seen the most horrible looking, smelling, condition properties get flipped.

The wording of your website is one thing. Most of the time sellers don't even understand exactly what it is we do. That's when your professionalism can put things into your wording. I personally don't think people will scrub over your website like that. Plus its a part of the screening process. If caller A wants 100k for property that's worth 80k, sounds like you have some negotiating to do or move right on along.

I probably tell at least one person a week, don't get stuck on the small things in this business. Get the ball rolling and figure the rest out while its rolling. No one started perfectly, but you can make it a piece of perfection after things get rolling well. Just post basic verbiage, contact the leads, make yourself some money. See how things go for a couple weeks, change it up if you don't like it or you're not getting the results you want.

Keep it simple @Keith Belzner or if you're really interested in seeing the outcome, do a small batch and test your results.

The more complicated the letter, the faster they throw it away...
