Are your numbers on the property worth it? It is just $150 for the inspection, but how will you handle the aftermath of the inspection. Here's what I would do if the numbers are already looking decent:

1. Pay out of pocket to get the inspection done. While the inspector is there, the property owner and my GC will be there as well.

2. Get a pricing on the needed repairs.

3. Talk to the owner to see if they will move on the numbers since this stuff needs to be repair, as they just witnessed.

4. Change my spread before I start marketing.

5. When the potential investors come check out the property, inform them that your numbers are calculated to include the mandatory repair per the city.

6. State it in the contract that the buyer knows about the repairs and blah blah blah...

But all of this is based on how promising the spread is looking RIGHT NOW. I don't spend money on stuff that doesn't make me money, but that's just my RDPD mindset.

Don't approach real estate with a "get rich" mentally bro. You'll burn through that 50 grand so fast and be disappointed even faster.

I had a property owner that owned three adjacent properties and he wanted to get rid of them for $8k all together. The owner and myself met with the Code Enforcer or something like that for the city. They had backed taxes on this guy from like 1998, something about the structure was hazardous, and they were going to demo the houses in a week. In order to keep the houses standing, I needed $10k for the taxes and misc. fines, like $40k to pay the city to stop the demo, and then in 6 months they said the properties had to be up to code or they would still demo them.

But I did get a ton of leads from that Enforcer because she knew house flipping makes the city look better so the county was on my side :-)

I'm sorry for your lost @Jeff Tracy .  Thank you for posting this. Definitely opened my eyes to quite a few thing even though I've never done a probate mailing.
