Priscilla, so long as your first two grabs didn't involve mortgage financing, it shouldn't get in the way. In fact, I wouldn't even mention them in your financing efforts unless it helps to show the net income derived therefrom.
Ryan, I like your outlook. Mortgage credit is extremely tight these days, so you may need to get creative. There are ways to buy without cash, of course, and this might be your best approach. Get a steal on your first home - there are plenty of opportunities for this right now, especially if its something where you can improve the condition incrementally after you move in. For your starter investments, learn ways to invest without mortgage money or the necessity of your own cash. I grew a large portfolio this way in my early days.
Best!

Creative is the name of the game, especially these days! Find out where you are right now, determine where you want to be, then plan on how to get there. Look for a good real estate investing roadmap, or you might be kicking tires for a long time!
Welcome! Justin, have you worked any deals yet? What's your point of entry?

Do you know how to get started? Have you considered entries other than wholesaling? While it's often discussed as a great way to get started, it can be very difficult and frustrating. There are other ways...

Hi Daron. Sometimes its worth the investment to attach yourself to a mentor in the beginning - saves a great deal of time and money in the long run (and likely in the near term, too). I can give a couple suggestions if you're interested.

Gas can. match. Just saying...
Anyhoo, you should DEFINITELY have a couple guns in your home. Shotguns don't require precision, and the pump-click will freeze any perp in their tracks. regarding owner/carry laws, I vote for safety. hard to argue stupidity of gun restriction when ur dead. To amp the effectiveness of your gun ownership, you might consider using your handy camera to take a picture of your shotgun and having it transposed onto a small slab of corrugated plastic, perhaps with a caption which reads "This house is protected by...".
Furthermore, I think gun restriction laws are the ideals of big governments and ignorant people...and people who used to be alive but died because they were not sufficiently armed.
I am really enjoying the heated off-topic arguments here more than the actual thread theme. Personal posts might be red flags, but they are soooo much fun, right Bill? (not any Bill in particular - like "Bill Doe" or "Bill Q Public").

as gov influence gains footing, more loonies fill the asylum...staff rolls. Such explains perhaps the inconsistency of allocations as noted by Joel.
When it comes to purposely leaning heavy on what was previously an indiscriminate, free-flow of clearinghouse dollars, something of a higher bureaucratic nature is abrew. The action is too ironic for any positive hat-tipping to be deserved by its perpetrators. I'm suspicious of the motives, while absolutely CERTAIN of the purposeful sea change in gratuitous credits - something is amiss, and the S8 dollars are tighter.
Maybe they want to circle the wagons and reassign dollars to the next-least-worthy deadbeat handout line of teat-suckers.

...like I said on the Patrick thread, I LOVE the logo...if only more people understood the gravity of its relevance, today more than ever.
